With web-based agents offering very low fees, it can be tempting to choose your lettings agent based solely on the most tempting fees.   Fast rental payments

Oppida are one of the few agents who process rents on a daily basis. Many of our competitors have one or two days per month on which their rental payments are processed, regardless of the day the rent is due to be paid. At Oppida, we have an accounts and management team working to process payments almost every day to ensure the absolute minimum delay between the rent being paid and you receiving it in your account.

Full Management & Lettings Service includes - Comprehensive marketing, Finding a tenant, Obtaining references, Collection of rent, Transfer of utilities, Arrears management, Administering and holding deposits as a stakeholder and in line with current legislation, Key holding service, Arranging payment of outgoings, Arranging all repairs and maintenance with registered contractors, Biannual management inspections, Managing the Inventory and Check in at the beginning of the tenancy, Managing the check-out process, Advising on all deposit deductions

Arranging a gas safety certificates, Negotiation of renewal including addition of new terms where necessary, Comprehensive renewal administration including issuing memorandum of renewal and arranging signature by both parties

Other Fees and Charges

 

Inventory / Check In Inspection - Upon the landlords request, we will arrange for an independent inventory clerk to prepare an inventory for the property and agree with the tenant the check in appointment date and time. The costs for an Inventory / Check in inspection will vary depending on the size of the property and its level of furnishing, ranging from £174 to £246

 

Gas Safety Certificate - We will contact a registered engineer, arrange their visit to the property, and ensure delivery of the certificate. £78

 

Energy Performance Certificate - If instructed Oppida will arrange for an EPC on the landlord’s behalf. £75
